These are relatively simple refurbishment jobs. They are also quite cheap if you do the work yourself. There is a good selection of cabinets and worktops at most DIY stores. They are easy to construct and install in the kitchen. Flooring is also quite inexpensive. Vinyl flooring material is the easiest and cheapest to use for a remodeling project.
Real estate agents also suggest that the bathroom is second after the kitchen to influence potential buyers and add value to a house. Most remodeling projects in the bathroom include maintaining wear and tear or adding new functionality. So stained facilities, like the sink or toilet may be replaced. Or maybe a shower unit may be installed over the bath. Other things to consider are adding more storage cabinets or a touch of paint to make the room look fresh.
The family room or lounge is one of the easiest remodeling projects to undertake. This is mainly because so much can be done to the room to individualize it and make it comfortable. You could add a bar or design it to fit in with your home entertainment center. However, if you are planning to sell the property, make sure that you leave the family room as much of a blank canvas as possible. All new buyers want to personalize the family room or lounge but want ready to go kitchens and bathrooms.
Adding extra space is always a great way to increase the value of your home. You can either add an extension or convert an unused room into a functional part of the home. an extension may be a new bedroom if you have a new family member. Or you might think about turning the attic or basement into a study or games room. all these projects will add value to the home, and in the case of a conversions, are fairly easy to do.
Projects that don't generally return good value are swimming pools, Jacuzzis or saunas. Adding high tech. gadgetry and appliances does not offer a good return on investment either. If you need to explain the benefit of a remodeling project to a real estate agent or potential buyer then it probably isn't a good investment.
